The Epoxy Challenge

Epoxy grout is the preferred jointing material for wet areas, commercial kitchens, swimming pools and any application requiring maximum water resistance and chemical durability. Unlike cementitious grout, epoxy grout is a two-component resin system that cures to form a non-porous, extremely hard bond. Once cured, it is virtually impervious to water, chemicals and staining—which is exactly why it is so difficult to remove when it ends up on the wrong surface.

During tile installation, epoxy grout residue inevitably smears onto the tile face. If this residue is not cleaned within the manufacturer’s specified wash-off window (typically 30–60 minutes after application), it begins to cure and bonds to the tile surface. Once fully hardened (24–72 hours), standard cleaning methods are completely ineffective. The residue appears as a hazy film, rough patches, or visible smears that ruin the appearance of the floor.

GFS epoxy grout removal combines chemical and mechanical techniques. We apply specialized epoxy-dissolving solvents (based on organic acids and surfactants specifically formulated to break the cross-linked polymer bonds in cured epoxy) and allow them to dwell on the surface for a controlled period. As the epoxy softens, we use scrubbing machines fitted with abrasive pads to mechanically remove the residue. For textured or structured tiles where epoxy is lodged in surface grooves, we use steam and targeted hand tools to ensure complete removal.

The critical challenge is removing the epoxy without damaging the tile surface beneath. On glazed porcelain and ceramic tiles, aggressive abrasion can scratch the glaze. On polished marble and granite, solvents must be carefully selected to avoid etching. On structured porcelain, epoxy can be mechanically locked into the texture. Our technicians are trained to calibrate the treatment intensity for each specific tile type and epoxy product.

We work on both new installations (where the installer failed to clean adequately) and existing floors where epoxy residue has been present for months or years. Even old, fully cured epoxy residue can be removed with the right approach and professional equipment.
