Preserving Warmth and Character

Terracotta (cotto) is one of the most historic and characterful flooring materials in Italian architecture. From Tuscan farmhouses to Venetian palazzi, from medieval churches to contemporary luxury hotels, terracotta floors bring warmth, texture and authenticity to any space. However, terracotta is also one of the most demanding materials to maintain: it is highly porous, easily stained, susceptible to water damage, and requires periodic treatment to maintain its beauty.

GFS offers a complete suite of terracotta treatments designed to clean, protect and restore cotto floors of all ages and types. Our approach begins with an assessment of the terracotta type (hand-made artisanal cotto, machine-pressed industrial terracotta, or antique reclaimed tiles), its current condition, existing treatments (wax, sealant, impregnator), and the desired final appearance.

For floors with accumulated old wax, we strip the existing wax layers using alkaline wax removers and mechanical scrubbing. This reveals the bare terracotta surface and allows us to assess its true condition. We then treat any stains using targeted poultice techniques—common stains on terracotta include cooking oil, wine, water marks and mould growth in damp areas.

After cleaning and stain removal, we apply a breathable impregnating sealer that penetrates the terracotta pores and provides protection against water absorption and staining without creating a surface film. Unlike topical sealers that sit on the surface and can peel or flake, impregnating sealers work from within the tile and allow moisture vapour to escape, preventing trapped humidity and efflorescence (white salt deposits).

The final step is waxing or oiling, depending on the desired appearance. Traditional beeswax or carnauba wax produces a warm, satin sheen that deepens the colour of the terracotta and provides an additional layer of surface protection. Linseed oil or tung oil penetrates deeper and produces a more matte, natural look. We advise on the best finish for each application based on the client’s aesthetic preferences and practical maintenance requirements.

For antique terracotta in historic properties, we take particular care to preserve the patina and character that gives old cotto its charm. Our treatments enhance without over-restoring, maintaining the authentic aged appearance while providing modern protection.
